Most co-hosts charge somewhere between 20-30% of booking revenue based on the level of support that Peach State Stays provides. Our current fees start at 15% booking revenue in addition to our flat rate and maintenance fees. Each property and situation is unique and one price doesn’t always fit all so we work to find the best option based on level of involvement for your property. We provide a clear custom quote once we know what exactly you need for your property.

We co-host and manage short-term rentals across Georgia. We concentrate on specifically luxury vacation homes, but intend to grow our portfolio to manage cabins, tiny homes, condos, and investment properties in the markets of Lake Hartwell, Athens, Atlanta, Savannah, Blue Ridge, and coastal Georgia.

We currently operate throughout all of Georgia, with a focus on the Northeast Georgia area. Our goal is to have a portfolio of properties all across Georgia where guests can trust they are receiving the best hospitality no matter the city. We are ready to service any area because in our process of preparing a property we vet and put together a trusted local team of vendors so that way there is always someone near to your home in case an issue needs to be addressed.

Depending on the needs of your property and if it has already been listed as a short term rental or you are starting from scratch, we give ourselves a timeline based on your unique situation. Our goal is to have your property ready for guests within a month of signing with Peach State Stays. During this time we work to assist you in furnishing your property, stocking it with STR essentials, setting the property to be showroom ready, and getting professional photos taken to show off your property. During this time we will create optimized listings on the booking platforms that are sure to stand out. Before we launch we will be sure to have a full team dedicated toward keeping up the maintenance of your property and keeping it clean in between stays. Although 4 weeks is what we aim for, each situation is different and could be ready for listing sometime before or after that period of time.

Co-hosting is for short-term rental property owners who want Peach State Stays to manage listings, guests, cleaning, maintenance, and pricing while they keep ownership of the property. They will be receiving the benefits of owning a STR without the hassle of running one. Rental partnerships are for landlords seeking longer-term tenancy solutions where their property will be inhabited primarily from corporate or flexible housing arrangements with guaranteed occupancy by our company for that use.

Peach State Stays does create our own listings for your property that are managed through our Property Management System (PMS). Doing this allows us to seamlessly communicate with guests and coordinate with our cleaning and maintenance team. We also do this so that we can have clear data metrics for reporting progress and for our financial teams.

With Peach State Stays you have the option to be as involved as you would like to be. We understand that there are a lot of things that you may have already in place that work perfect for you and we don’t want to interrupt that. We get to know you and your property to see where we can service you best. That could mean a complete handover to manage everything for you or a hybrid approach that gives you the ability to manage some of the things you already have a system for. We aim to give flexibility to our partners and a choice in how their property is managed.
