If you own a rental property, you have probably heard the terms "property management" and "co-hosting" thrown around. But what do they actually mean? And if you have a short-term rental, which one are you really looking for?
It is a fair question, especially because the terms can sometimes be used interchangeably. While there is definitely some overlap, traditional property management and short-term rental co-hosting are not quite the same thing.
A traditional property management company often works with long-term rentals. They may help an owner find and screen tenants, collect rent, handle maintenance requests, and manage communication throughout the lease. Their job is largely centered around managing the relationship between the property owner and the tenant.
Short-term rentals have a different set of needs because guests may change every few days or every few weeks. There is usually much more happening between reservations. Someone needs to respond when a guest has a question, make sure the property is ready for the next arrival, and keep an eye on pricing as demand changes. The listing itself also needs attention if you want it to remain competitive.
This is where an STR co-host can become a valuable resource. A co-host helps operate your short-term rental and takes on some or all of the responsibilities that come with running it. Depending on the company and the level of service, that could include managing your listing, communicating with guests, adjusting pricing, coordinating cleanings, and helping resolve issues that come up during a stay.
The goal is not simply to have someone answer messages for you. A good co-host should help take the day-to-day responsibility of running the property off your plate while keeping an eye on the guest experience and the overall performance of the listing.
There is still plenty of overlap between a property manager and a co-host. Both can save owners time and help keep a rental running smoothly. The biggest difference is usually the type of rental being managed and what that rental requires from the person managing it.
This is also why we recommend looking beyond the title a company uses when you are comparing your options. One company may call itself an Airbnb property management company, while another may use the term STR co-hosting company. You may find that both offer very similar services. You may also find two companies using the same title that provide very different levels of support.
Instead of focusing too much on what someone calls themselves, ask what they actually do. Who is talking to your guests? Who is watching your pricing? What happens when something goes wrong at the property? Does the company coordinate your cleaner or help with maintenance? How will you know how your property is performing? Those answers will tell you much more about the service than the words "co-host" or "property manager" ever will.
At Peach State Stays, we focus specifically on short-term rental management and co-hosting. We know that owning an Airbnb can be exciting, but it can also become a lot of work very quickly. You might start out thinking you can handle everything yourself, and maybe you can. Then a guest messages you while you are at work, your cleaner has a question while you are out of town, or something needs to be fixed before the next check-in. Before you know it, your investment is taking more of your time than you expected.
That is one of the reasons we started Peach State Stays. We want owners to be able to enjoy the investment they have worked hard to create without feeling like they have taken on another full-time job. Whether you decide to manage your property yourself, work with a traditional property management company, or partner with an STR co-host, the right choice comes down to what you need from your investment and how involved you want to be. We don't shy away from questions or concerns for each type of property you may want to own. We love informing home owners about why we feel confident in what we do and how the profit can be greater and more secure in working with a STR co-host. If you own a short-term rental in Georgia and are curious about what co-hosting could look like for your property, Peach State Stays would love to have a conversation.
